Once your home is on the market, every showing is an opportunity to make a strong impression. The goal is not to make the home feel empty or staged beyond recognition. It is to make it feel clean, comfortable, easy to explore, and ready for buyers to picture themselves living there.
Before You Leave
- Make beds, clear dishes, wipe counters, and quickly straighten the main living spaces.
- Open blinds or curtains where appropriate and turn on lights so the home feels bright and welcoming.
- Empty visible trash cans and remove anything that may create an unpleasant odor.
- Put away medications, important documents, firearms, jewelry, and other valuables.
- Clear the driveway and front entry when possible so buyers have an easy arrival.
Give Buyers Space to Explore
Whenever possible, plan to be out of the home during showings. Buyers are generally more comfortable taking their time, discussing the property openly with their agent, and asking questions when the seller is not present.
Showings are a good time to run errands, grab coffee, take a walk, or spend a little time away from the house while buyers tour it.
Keep the Home Comfortable and Neutral
Avoid strong fragrances, overpowering air fresheners, or recently cooked foods with lingering odors. A clean, neutral-smelling home is usually the safest choice because scent preferences vary widely.
Keep televisions and noisy appliances off during showings. If background music is used, keep it subtle and low enough that buyers can comfortably talk with their agent.
Plan Ahead for Pets
If possible, take pets with you during showings. If that is not practical, make sure they are safely secured and that the showing agent knows they are present.
Put away food bowls, toys, litter boxes, bedding, and other pet items when practical. This helps reduce distractions and makes it easier for buyers to focus on the home itself.
The Five-Minute Showing Check
Before heading out the door, do one quick walk-through:
- Lights on
- Blinds and curtains adjusted
- Counters and floors clear
- Toilet lids down
- Trash removed
- Pets handled
- Driveway and entry clear
One Last Thing
You do not need to reset the entire house before every showing. Focus on the areas buyers notice first, keep the home clean and easy to move through, and make the process manageable for your household.
